Things You Should Know about Your First Mortgage

Even though mortgages seem commonplace, it doesn’t mean that they’re not complex and sometimes confusing. This is especially true when you are taking out your very first mortgage. After all, there is a lot involved in a mortgage that isn’t considered for any of the other types of loans that you’ve had in your life until now – credit cards and car loans being the major ones.

There are several things that you may wish to know about taking out a mortgage that will help you a great deal in the long run. These include the following:

  • The larger the down payment you can make on your mortgage, the better. The rule of thumb is that the larger your down payment is, the smaller your monthly payments will be. Therefore, it’s best to try to get as much in there from the get-go as you possibly can, and then you’ll enjoy a better lifestyle in the long run.

  • If you can’t make a large down payment, there are still options. Indeed, you should make as large a down payment as you possibly can, but that doesn’t mean that you necessarily have a lot to put down. Some lenders do, however, offer 100 percent mortgages, even requiring no down payment at all. Though their interest rates will be higher, this does make a mortgage a possibility. Your best plan should be to make sure that you can put down at least 10% if you want to pay the least amount over time, but options are out there for you if you can’t.

  • Make sure that your mortgage payments will balance in your life. Remember that your mortgage payments are long-term and they’ll be the highest payments you have every month. Make sure that you can still afford those payments along with all of your other life expenses.

  • Obtain a pre-approval before you begin your house hunt. This will help you to save a great deal of time and frustration when you start looking for a new home. It will mean that you’ll know exactly what your price range is, and when you want to make an offer, the process will be much faster as it will not need to be conditional upon obtaining financing.

  • Do your homework. Don’t just take the first mortgage you see. Find out what you need, what will be best for you, and what will be cheapest in the long run. This may take several interviews and comparisons, but it will most certainly be worth your while.
